A full-scope architectural conversion of a Central London penthouse into a contemporary luxury smart residence. ISA SpaceNG was appointed across the complete project lifecycle — from initial feasibility and design concept through planning consent, technical design, procurement, and contract administration to practical completion. The brief was precise: deliver a residence that reads as architecture first. The client was clear that integration of an intelligent building platform was a condition of the specification — not a feature to be added on completion, but a design constraint to be resolved in the fabric of the project from the outset. Every surface finish, ceiling void, joinery detail, and structural opening was considered in terms of how it would contain, conceal, or express the technology it carried. Design and Planning The design process began with a thorough assessment of the existing penthouse structure — identifying the opportunities and constraints of the existing envelope before any scheme was proposed. Planning submissions were prepared and managed by ISA SpaceNG in full, including pre-application consultation with the local authority, preparation of design and access statements, planning drawings, and heritage assessments where required. Consent was secured without material amendments to the proposed scheme. A full suite of 3D architectural models and photorealistic visualisations was developed throughout the design stages — from early massing studies through to fully resolved interior render sets — giving the client a clear and accurate picture of design decisions at every milestone. The visualisation package was used actively in the approval process, replacing conventional drawing-set reviews with immersive spatial presentations that reduced client decision time and programme risk. Technical Design and Specification Technical design was developed to full specification standard, coordinated across all building services disciplines. The specification of finishes was led by the principle of permanence: materials were selected for long-term performance under occupancy, not their appearance in photography. Stone, timber, and bespoke metalwork were all specified to custom profiles, with samples reviewed under the actual lighting conditions of the completed space. Joinery design was developed in-house and detailed to manufacturing standard, with each piece engineered to contain services infrastructure whilst maintaining clean, uninterrupted face lines throughout. Smart Systems Integration The intelligent building platform was specified, procured, and integrated by ISA SpaceNG as part of the full project scope. The system covers AI-driven climate management with zone-by-zone HVAC control, scene-based architectural lighting programmed to time-of-day and occupancy triggers, fully integrated security including access control and CCTV monitoring, and high-performance distributed AV. The entire platform is managed through a single unified interface and designed to be updated and expanded without structural intervention. The completed residence contains no visible technology. Sensors, speakers, and control points are recessed, concealed within architecturally resolved housings, or integrated directly into joinery. The smart infrastructure exists entirely in the service of the space.
